Attend the inspection.  This is your best opportunity to really know what you are getting into.  Follow the inspector around and get to know him and listen as he looks over the property.  Here are some basics:

Exterior

  • Make sure the foundation looks visibly good from on the exterior.
  • Look for cracks in ceiling and walls this could mean problems with the foundation.
  • Look for termite damage and rotted wood.
  • Is exterior paint peeling?
  • Check the roof.  Is it in good repair, patching, number of layers of shingles etc?
  • Do gutters drain properly?

Interior

  • Strange odors could = mold.
  • Look for cracks in ceiling and walls this could mean problems with the foundation.
  • Test all appliances that are remaining in the home.  Turn on the oven, does it heat up properly?

Mechanicals

  • Test all plumbing for leaks and that hot and cold both work in all faucets.
  • Examine the furnace and AC.  These are big ticket items and you need to be aware of any problems.  Make sure you can feel air blowing from all registers.
  • Don’t forget the electrical.  Test outlets and switches.  Look over the panel and make sure it is up to code.

Key Points:

  • 1Ensure that there are no cracks on the siding, roof, base, walls or ceilings.
  • 2Check for insulation, stains, odors, ventilation among others while looking inside the house.
  • 3Make sure to note all the appliances that are included along with the house.
