Businesses have had to adapt because of the amount of information accessibility the Internet has put at our finger tips.  Real estate and the purchase of property is a prime example. Real estate agents existed, in large part, because their job was to know not just laws and banking regulations related to the sale of property, but also they served to gather and analyze information what properties were available. If you needed a house, short of physically driving around looking, you went to a real estate agency because they knew what houses were available for sale.

As the information age took off, real estate added its own tools for agents, but that information also became available to regular consumers in many forms. And while Zillow is useful and has changed house sales, as just one example of a real estate website that targets ordinary house purchasers, real estate agents are still working to maintain a unique and valuable place in the market for themselves.

The Multiple Listing Service is a information tool that agents can access, which provides very detailed real estate listings. But even that is being replaced by the Internet Data Exchange, or IDX. New and existing real estate sites are adding the IDX tag to their listings, and as long as you know to add IDX to your internet property searches, you can be just as plugged in as an agent. Regular searches are easy to do, and once you know what’s available from day to day, you can never miss a chance to view a listing or put in a bid again.

Key Points:

  • 1MLS databases are all computerized and allow you to focus in on your unique property criteria.
  • 2To work smarter and faster get property updates sent directly to your phone or laptop.
  • 3Adding the IDX code is as easy as adding “IDX” to your search words.

Searchability isn’t ideal though, as you must sit down at the computer or use your smartphone to do it.
